Congratulations! Your offer has been accepted buy the seller and you are now in the option period.  You know, the few days you have to opt out of a deal for something you find??  The house looks good, the price is right, the neighborhood is spectacular!!!  But what about the roof, or plumbing, or foundation??!?!? ::cue dramatic music::

Simple: Get a home inspection.  Point blank period.

Now, there are some rare instances where you may waive any home inspection or appraisals to strengthen your deal, but in my professional opinion, I feel as if you should spend the money to get one.  Not to find out “whats wrong” with the home, but to be “aware” of what’s going on in the home.

It can be easy to get overwhelmed from the results of an inspection, especially when you see so many areas flagged for whatever reason.  Legally, the home inspector has to report the minutia items like a missing light switch plate, but those things may not be a point of concern.

What’s most important is to ask yourself, “What can I live with?”

Can you take on smaller tasks like applying caulk to the tubs, or windows? Or even having to purchase new window screens?  Or do you feel like the seller of the house should handle those issues?

Just remember, you are inheriting someone else’s house, but in the years to come you can make it your own.

The choice is yours.
