The obvious reason you might be considering selling your home yourself is the money. But how much are you really saving by handling this important transaction yourself?  The answer can vary.  Did you know that agents will not show your property to their clients?  It’s true, unless the buyer expressly ask their agent to show it to them, the agent will not direct that buyer to your property.  Agents have thousands of contacts in their network that could bring many buyers to your property.  A disadvantage of selling the home yourself is you.  Homeowners tend to communicate to well with a potential buyer.  Do you really want a buyer to know your personal situation?  That you are going through a nasty divorce, and you need to sell as soon as possible?  This makes you appear desperate, and may be getting low ball offers!  When you work with an agent, this information stays between you and the agent.  An agent cannot disclose personal, private information that you do not want shared with the general public. Selling a home yourself takes a lot of time and attention to detail. Real estate agents are familiar with the process, laws in your state, as well as the paperwork involved to complete a transaction successfully.  Agents know how to make your property look great, how to market the property, and most of all, how to negotiate.  A strong negotiator will get you the best contract that is beneficial to you. Agents make a personal financial investment in the marketing of your property, and they are determined to get your property sold, and as quickly as possible.  Their job is to work full-time marketing your property, networking with fellow agents, and always have your best interest in mind! Though it can be a challenge, it is not impossible to sell your home yourself, but it can be a difficult process when dealing with the legalities of selling real estate.  You want to protect yourself as much as possible.  Agents have a team of title companies, lawyers, mortgage companies, etc. that can help you sell your property to the most secure buyer. So, think twice before making the final decision.  The cost of the home sitting on the market, having to show the property yourself, unqualified buyers looking at your property and not having the knowledge of real estate forms and laws can leave you in a very difficult situation.
