The best situation is to forecast when you plan on putting your home on the market, and then start your updating process. It is much nicer to enjoy your updates while living in your home, then in a couple of years put your home on the market.
What rooms should you update? The prime focus is on the kitchen, master and master bath. These are the primary areas that women focus on when conducting their property search. Take a look at some model homes in your area and see what features are being used in their properties, and this should give you an idea of what homeowners are seeking in their ideal home. It can be as easy as updating paint, flooring, fixtures, lighting and counter tops.
What about the yard? Take a look at the homes around you, does your home look inviting? Does the landscaping look maintained? If your landscape beds look a little bare, or your yard looks thin, call a professional to give you a plan on updating and refreshing your landscape. This is worth the investment! Many people drive up to a house they plan on viewing, only to drive off without going inside. You must have great curb appeal to sell a house!
Bottom line is to plan when you want to put your property on the market, decide what projects need to be completed before the property is going to be listed, and try to enjoy these improvements yourself before listing the property! Always make sure the property is move-in ready. This is the quickest way to sell your property, and get the most bang for the buck!
